Real Estate Agencies in San Sebastián: Antiguo, Gros and Centro

Donostia’s market is neighbourhood-first: Antiguo family flats, Gros / Zurriola rentals and surf-side pisos, Centro / Parte Vieja for smaller stock. The San Sebastián map lists 92 agencies. Clients mention gestión, apartment and the sales contract. Pasaia and the first coastal towns sit in the same file — we flag them.

Open Grupo Norte Sur for the Aldapeta volume card, Metrópoli if the brief is Gros, and Araxes Antiguo for the west.

Antiguo and Aldapeta (20008–20009)

Grupo Norte Sur on Aldapeta Galtzada 5 (4.9★, 277) is the west-side volume leader; guests mention efficiency and management. Araxes — Oficina Antiguo on Zumalakarregi Hiribidea 18 (4.7★, 230) is the named Antiguo shop: sales contract and residential building. GUK on Luis Lucien Bonaparte 7, 20018 (4.8★, 138) adds home-staging — useful if you are selling a tired piso, not if you are renting.

Gros / Zurriola (20002)

Metrópoli Consultoría on Zurriola Hiribidea 46 (4.9★, 253) is the Gros desk: apartment and rental agreement show up more than on the Antiguo cards. Inmobiliaria Miracruz on Padre Larroca 2 (4.9★, 154) and Monpas Home on Ramón y Cajal 6 (4.8★, 137) sit on the same east-side grid. For You Inmo on Kolon Pasealekua 20 (4.8★, 112) is the promenade shop.

Gros winter lets and August tourist lets are not the same contract. Ask which one the office actually handles.

Centro and the east

Grupo Moldatu Home on Prim Kalea 6 (5.0★, 129) is the Centro 5.0. ARRIETA on Bergara Kalea 20 (4.8★, 126) and Etchola on Ronda Kalea 4 (4.9★, 101) are the Parte Vieja / Centro independents. Jaizkibel on Ternuako Arrantzaleen kalea 2, 20011 (4.8★, 166) is further east — not a Gros walk.

MS Servicios on Euskadi Hiribidea 49 is Pasai San Pedro. Treat it as a harbour-town office, not Donostia Centro.

Ask for the nota simple, IBI, and whether the finca is in a tourist-let restricted building — common in Gros and Parte Vieja. Deeds here are often in Basque and Spanish.

Antiguo and Gros are opposite sides of the Urumea: do not book a 10:00 in Aldapeta and an 11:00 on Zurriola. Norte Sur and Araxes cover the west; Metrópoli, Miracruz and Monpas cover the east. Parte Vieja stock at Etchola and ARRIETA is smaller and older — ask about noise and tourist-let rules before you compare it to a family floor in Antiguo. A Pasaia card is a harbour-town commute, not a Gros walk.
