Do not buy Spanish obra nueva without these seven checks
Invernomics’ September 2026 new-build guide: dimensioned plans, useful m², room sizes, real qualities, deposit guarantees, promised amenities, and common areas. Agency questions included.
Off-plan is a dream product and a brochure sport. Invernomics Real Estate’s 6 September 2026 video NO compres obra nueva sin saber estas 7 cosas (~7,200 views, ~16 minutes) is a buyer checklist filmed from Valencia, where they also invest. Steal the seven checks. Leave the “I made hundreds of thousands this cycle” as their P&L.
Key takeaways from the video
- Do not trust furniture on the sales plan; demand a plano acotado.
- Price useful m², not the brochure total.
- Room sizes matter more than bedroom count — a cupboard is not a third bedroom.
- “First qualities” is a slogan: ask windows, AC kit and insulation.
- Amounts you advance as the building certifies must be guaranteed (avaladas).
- Future park / school / pharmacy slides are marketing; weight them as maybe.
- Common areas cost in the price and again in community fees.
- Get an independent surveyor and a lawyer on the contrato de compraventa.

The seven checks, in directory language
- Do not trust furniture on the sales plan. Commercial drawings shrink sofas. Demand a plano acotado. Especially bedrooms and the living-dining.
- Price useful m², not brochure total. Two “€4,000/m²” ads can be €4,800 vs €5,500 on useful surface once structure and common elements are stripped.
- Room sizes, not bedroom count. A third bedroom that is a cupboard sells as a 3-bed and resells as a 2-bed. Check whether a 150 cm bed plus two nightstands actually fits.
- “First qualities” is a slogan. Ask windows, AC kit, insulation. Pretty kitchens are cheap to swap; envelopes are not. Their renovation firm’s complaint: a mid renovation of an old flat can beat marketed new-build finishes.
- Time and money safety. Amounts you advance as the building certifies must be guaranteed (avaladas). Tens of thousands should not sit unsecured.
- Projection. Developing-zone slides (future park, school, pharmacy) are marketing. Weight them as maybe.
- Common areas. Pool vs padel vs garage: you pay in the price and in community fees. A pool used six months in Valencia may be worth it if you live there; a padel court only if you will play.

Grain of salt
The host likes obra nueva and sells analysis. That does not make the seven checks wrong. It means you still want an independent surveyor and a lawyer on the contrato de compraventa. Off-plan delays happen. Do not skip first-time costs.
