BRRR in Spain: using equity for the next flat without copying US cash-out

Invernomics’ September 2026 BRRR explainer: buy, rehab, rent, refinance, repeat—adapted to Spanish mortgages that do not have a standard cash-out product. Questions for an agency.

If you think the second purchase means saving from zero again, you are half right. Invernomics Real Estate’s 23 September 2026 video El método BRRR: cómo los inversores compran 3 pisos con el dinero de 1 (~13,500 views, ~14 minutes) is about equity: value minus remaining debt, recycled—if Spanish banks will play.

They are blunt: you cannot copy-paste US BRRRR. There is no standard product that lets you renovate and automatically pull the new value out as cash. The logic still matters: buy without maxing every euro of capacity, make a tasador-visible rehab, rent and declare, then see whether a refinance or a second loan is even on the table.

Key takeaways from the video

  • Equity is value minus remaining debt, not a headline yield.
  • You cannot copy-paste US cash-out BRRR: Spain has no standard product that pulls new value out as cash.
  • Leave debt capacity on purchase one if you want purchase two.
  • Paint is not equity; work a tasador will recognise sometimes is.
  • Rent must be declared — contract plus incoming transfers build a banking story.
  • Refinance is a conversation here, not an ATM.
  • A slightly worse yield that lets you buy again can beat a trophy that traps you.
  • Tourist-let rules differ by city; Barcelona is not a US BRRR postcard.

The Spanish-shaped loop

Buy. Leave debt capacity. A “perfect” yield that maxes LTV and cash can freeze you for five years.

Rehab. Paint is not equity. Work a tasador will recognise (layout, kitchen, structure) sometimes is.

Rent. They list the ignored costs: community, IBI, insurance, maintenance, voids, tax. Cash-flow that merely covers those still builds a banking story: contract, incoming transfers, a declared asset.

Refinance. This is the American step that does not automatically exist here. You may get a new appraisal and a conversation. You may get nothing. Equity is not an ATM.

Repeat only if liquidity and effort ratio survive. They close on: a slightly worse yield that lets you buy again can beat a trophy that traps you.

Grain of salt

It is a broker channel. “Talk to our experts” is the CTA. Leverage cuts both ways. Tourist-let rules differ by city—Barcelona is not a US BRRR postcard. This is not a housing-crisis news piece and not investment advice.

Agency questions

  • Will this rehab show up in a tasación, or only on Instagram?
  • Have they closed second-home / investor LTV in this postcode this year?
  • Rental: long-term vs tourist, and what the community of owners allows.
  • After purchase, who still has a bank relationship for a possible novation?

Pair with affordability and mortgage vocabulary. Occupier buyers in Madrid can skip BRRR entirely.

Checklist

  1. Equity = value − debt. Write both.
  2. Do not max LTV on #1 if you want #2.
  3. Rehab list a tasador would tick.
  4. Rent declared.
  5. Refinance: ask the bank, do not assume a US product.
