How to get a cleaner Spanish mortgage in 2027: TIN, TAE, and three desks

Invernomics’ September 2026 mortgage guide is practical homework: TIN vs TAE, tied products, French amortization, then negotiate with more than one bank. How an agency fits.

Spanish banks still sell mortgages as a relationship. Invernomics Real Estate’s 13 September 2026 video Cómo Conseguir la Mejor Hipoteca Posible en 2027 (~8,200 views by 20 Oct 2026, ~15 minutes) is a broker’s lecture on why that relationship is expensive if you only look at the pretty TIN.

We are not embedding a housing-crisis explainer. This is how-to: terms, tied products, amortization, then walk at least three offices with a written best offer. Their “comment simulador” funnel is theirs. The vocabulary is what you take into an agency in Madrid.

Not a personalised quote. Banco de España registers intermediaries; this directory lists agencies. Verify FEINs with the lender.

Key takeaways from the video

  • TIN is the pretty nominal; TAE tries to show all-in cost including fees and often insurance.
  • Tied products (payroll, cards, insurance) can shave TIN and inflate TAE.
  • French amortization: extra repayments save more in the first decade.
  • Do the homework before the branch; walk at least three desks.
  • Use the best written offer as a wedge at bank two.
  • Ask for TAE with and without bonifications, and what happens if you drop the insurance bundle.
  • A documented profile unlocks the pretty TIN; autónomo is a different file.
  • Do not marry the estate agent’s in-house bank guy.

What the video actually teaches

Five ideas before you negotiate. They open with: you must know what you are bargaining. In their telling:

  1. TIN — nominal rate on the money.
  2. TAE — the attempt to show all-in cost, including fees and often insurance.
  3. Bonifications / vinculaciones — payroll, cards, insurance that shave TIN and inflate TAE.
  4. French amortization — early years are mostly interest; extra repayments save more in the first decade.
  5. Opportunity cost — if the mortgage is 3% and you think you can earn 7% elsewhere with similar certainty, dumping cash into the loan may be the worse trade. They are careful: the 7% has to be real.

Do the homework before the branch. They argue walking offices cold wastes hours. Understand how tied products move the rate, then go in. Use the best written offer as a wedge at bank two. Not sixteen banks. At least three.

Profile first. A “solid profile” (stable income, documented) is what unlocks the pretty TIN. Autónomos: see self-employed mortgages. Foreign residents: Anita’s NIE walkthrough.

Grain of salt

It is still a lead-gen video (“comment simulador”). You do not need their Excel to ask:

  • TAE with and without bonifications.
  • What happens to the rate if you drop the home-insurance bundle in year three.
  • LTV they will actually put on this building (old stone vs new-build).
  • Who pays tasación if you walk.

Do not treat a 2027 thumbnail as Banco de España. Do not marry the estate agent’s “guy.”

Where the agency still matters

A lender’s offer is only as good as the valuation and the nota simple. Shops in Barcelona or Valencia that have closed three banks this quarter know who stalls on old buildings. Ask for that gossip. Product encyclopaedia: mortgages in Spain. Affordability math: what house you can actually buy.

Offer sheet — fill this, not a vibe

  1. TIN / TAE / LTV / term
  2. Insurance required vs optional
  3. Opening + tasación fees
  4. Novation / subrogation later

Checklist

  1. Two FEINs, TAE with and without ties.
  2. Stated LTV if valuation comes in low.
  3. Three desks, best letter as wedge.
  4. Amortization extra in years 1–10 vs after.
  5. Agency: which banks closed this building type lately.
